i'm thinking of going into rent-lease, as i'm more interested in a consistent cash-flow. is this a good strategy in the current market situation?

what kind of "investment business" do you have in mind? buy n sell? developing? rent-lease?

if the OP plans to go into low cost housing, around RM500K would be enough. in 2010 i think low cost housing and the high end properties will be a better buy compared to the medium level housing i.e RM300K to RM700K range.
