i know that the students in cyberjaya will be a good market for you to rent out too. they sublet to their friends and you get 10 people paying for a higher rent allowing you 8% to 9% yield, and they pay less per person.
right now cyberjaya still not well developed, you cannot get decent place even for the students so i think it's a good buy.
